A List of Common Questions about the Development 

What impact has COVID-19 had on the project design?

The design of the residential homes and common areas will incorporate innovative solutions to ensure the safety and security of the residents. These specifications will be further defined upon finalizing a site plan control application.

Is this a rental or condominium apartment?

This building will be a rental community that is being developed with plans to operate the building with a long-term ownership plan by the developers.

How can I rent a unit?

Homes will be made available for rent upon confirmation of firm completion dates to ensure that the building is completed well in advance of proposed occupancy dates. A registration process will provide an opportunity to stay informed about the rental process.

Will there be affordable housing?

A majority of homes will meet the benchmark criteria for CMHC's affordable housing guidelines. We believe housing affordability is a significant issue facing the City of Ottawa and hope to provide innovative solutions that increase housing affordability for residents.

What sustainable features will be part of the development?

The scope of sustainability features is currently being refined. In the past, our projects have met LEED certification standards.

Construction

When will construction start?

The start of construction will follow immediately after the approval of our site plan control application and receiving the necessary municipal approvals.

How will construction impact the traffic flow on Bank Street?

A detailed communication of construction staging and impacts on pedestrian flows and traffic flows will be distributed as part of the development process.

Building Operations

How will loading and garbage work?

The move-in and garbage areas have been designed to limit the impact on pedestrians and traffic along Bank Street. Both will access the property via the rear lane from Riverside Drive southbound. Garbage and recycling will be brought to the loading area as required.

What common area amenities will be included?

As part of our community engagement, we will be refining our plans for common area amenities.

What materials will be used?

The current materials include a mix of high quality masonry and aluminum panelling. Further details on these materials will be provided as detailed design of the building evolves.

How will cars access the property when completed?

All vehicles will access the property via a one-way laneway along the eastern boundary of the property. The access will be from Riverside Drive southbound and cars will exit the property via Riverside Drive northbound.

How will pick-up and drop-off work?

In order to enhance the Bank Street façade, a layby has been envisioned that will function as a pick-up and drop-off for the property. This will be used to conveniently drop off residents and guests, without negatively impacting the lanes of traffic on Bank Street.

Where do visitors park?

Visitor parking has been located at the rear of the property along the eastern boundary. This parking will be monitored to ensure that fair use of the parking spaces will be maintained.

Where do residents park?

Residents will have access to the underground parking areas. Additional car-sharing spaces are currently planned to be made available to residents to encourage car-free living.
